Siyal is a boutique neighbourhood of villas and townhouses within Makadi Heights, in the heart of Makadi Bay. Its architecture uses soft desert tones and sculptural forms that change with the light throughout the day. Select homes feature double-height entrances and elevated ceilings, giving interiors a generous sense of height and openness.

The masterplan is deliberately low in density. Across 82,500 m², buildings cover only about 12% of the site, leaving the rest for open landscapes, lagoons, water features and shared outdoor spaces. With just 78 homes, the layout is designed to give residences open views, while pedestrian pathways connect homes and local amenities, supporting outdoor life for families of different ages.

Daily life is planned around the outdoors. Residents will share an open-air gym, a water gym for low-impact training, an outdoor yoga space, lawns and sun-lounger areas, plus an outdoor workspace for working in the open air. Beyond Siyal, Makadi Heights offers beachfront activities from kitesurfing to snorkelling, a clubhouse with padel, tennis and football courts, clinics, a preschool, cafés, restaurants and hotels.
